The seller gives the property he wants to sell on rent. The buyer who wants to buy that particular house gets the house on rent. This continues for a set amount of time say, three years. At the end of the term, the buyer is given an option to buy the house. If he chooses to buy the house, the amount given by him monthly will be included in the total payment of the house. The amount that he gives monthly is known as option money or option fee. If the buyer does not choose to buy the house, he loses all the option money that he had paid monthly. The amount is taken and not returned.
Rent to own homes listing also solves the problems of the seller. While the buyer has taken the house on rent, he can pay that money as mortgage for the new house. This saves him from the trouble of losing the new house. The money can easily be paid for the new house and the old house can be easily sold in the coming years. He can be sure that the house will be sold or else he can happily get the option money for free as he does not have to return the money.
