The Dilemma Whether To Sell Or Rent My House
Drawing out the line between a favorable choice and some other equally favorable option sometimes make people think that it is near impossible. How can you choose which one is the better option when you know that either way you will benefit? Commonly, people would think that it is almost impossible for them to choose one without regretting the other. For most people it is about choosing a good job over another good job, a slot in a reputable university over another slot in some other great university and many other things. For those who are in the real estate scene, it is about whether to “sell or rent my house”.
You would hear most people who are thinking about getting a return for their investments and you will think that it is impossible to choose over both. Of course some people would rather they rent while others could never displace the value of selling the property instead. Now, when can you choose? Is the question “Should I rent or sell my home?” totally bugging you? Then here are a few of the things that you would have to consider:
You should opt to sell your house when:
You are sure that you will never want to live in that house anymore. When you have some bad memories for example, you probably would not be asking: should I sell or rent my house because obviously, leaving for good will help you recover and move on.
If you are never coming back to your old city or state, then it is about time you sell the house. Aside from not being able to use it anymore, it will be a waste to pay for the taxes and to pay for the maintenance of the house.
When you want to get a better space and you do not have enough money for the finances, then you better sell the property. Aside from being able to use the money to get the bigger property, you cut on the cost of maintaining two houses.
Now, you should rather rent out the home when:
You are sure of visits or staying in the same place again. If you are to pick: should I rather rent or sell my house? You will have to think if you are still to return and if you will be, why sell the house and pay for another one when you get back?
If you are after getting more returns for your investments, then you should rather rent out the property because through the years, different people will be staying there and if you are to sum up the total amount that each tenant was to pay, that should be more than the total cost of the house, the taxes and the maintenance cost.
Either way, it is a good thing that you ask this question first: should I sell or rent my house? And then think of the reasons for doing such because that will help you live out of the regrets if you ever will have any.
